What Is Patta?
Patta is an important legal document issued to the owner of the property. It has information about the land’s size, location, survey data, and ownership details. The property buyers in the Tamil Nadu state need to be certified in the Patta documentation.
This document is issued by the respective district Tahsildar office. Tamil Nadu Government provides the e-service facility to apply and view the Patta land records online.

Since Patta is the official document issued by the government, it is considered valid proof of ownership of the property.

What Is Chitta?
Chitta is a land document record that gives important details such as the name of the owner, size, and the area of the property. Primarily, The Chitta classifies the land into two major categories- Wetland (Nanjai) and Dryland (Punjai).
Nanjai means the area covered with water bodies that include rivers, ponds, and canals. Whereas the Pubnjai means dryland areas.
The Tamil Nadu Government does not separately issue the Chitta and Patta. But since 2015, both of these documents are combined into one Chitta Patta.
How To View Patta Chitta Details Online
Step 1: Visit the official E-Service portal of the Tamil Nadu Government.
Step2: Now from the Home Page Dashboard Click On View Patta Chitta. It will take you to the new window.
Step3: Fill in the important details such as District, Taluka, Village, etc. Also, select the option from Patta Number and Survey Number. And Click On Submit.
Step4: After submitting you will get a certificate with the important details about the property.
The Application Fee For Getting The Chitta Patta Online
There is no fee charged for viewing and downloading the Chitta Patta Online. However, there is a fee of Rs 100 in case if you want to transfer the ownership or for getting the mutated Patta.
How To Verify The Patta Chitta Details
Following is the stepwise process for verifying the Patta Chitta Details.
Step1: Visit the HomePage of the Official E-Service Portal Of the Tamil Nadu Government.
Step2: Now Click On The Check Patta Chitta Details
Step 3: Now from the Displayed New Tab Add the reference number. All the details will be displayed by filling in the correct reference number.
How To Transfer The Patta Chitta Ownership
The ownership of the Patta Chitta can be transferred in the following Cases-
- If the existing owner dies with the will of transferring the property to the heir
- After selling the land the ownership of the Patta Chitta needs to be transferred.
The process of transferring the Patta Chitta ownership has to be completed by visiting the local Tahsildar office.
