During H1 of 2024, Mumbai noticed a YOY rise in property price by 3% for the properties that were completed and a 5 % YOY increase in developments under construction.
The micromarkets of Western suburbs and central Mumbai noticed a considerable rise of 12-21% YOY in property price on a few under construction properties that were launched at prices that were higher than the existing market average value. Whereas nearing completion properties experienced a 10-15% property price appreciation.
The luxury segment witnessed a significant traction in demand in the real estate market. The professionals in the financial services industry and legal domain preferred larger spaces in bungalows and prime residencies. Developers are currently focusing on constructing large spaced apartments and penthouses to cater to the buyer demand for larger homes in Central Mumbai, South Mumbai and prime Western suburbs locations like Bandra, Khar, Juhu and Santacruz.
Rental Trends In Mumbai
During H1 2024, Mumbai noticed an increase of 6% YOY in average rental values. The market surged as end-users specifically considered buying larger homes in projects with premium amenities for leasing purposes.
All micromarkets witnessed a rise in rental values with an estimated range of 3-8% YOY. The increase in rental values was due to high demand for rental properties because of redevelopment of decayed buildings in the city.

The completed projects in central Bengaluru noted a highest growth in property price at 7.5% whereas East Bengaluru by 6.2%
