The planning permission norms for the commercial, residential, & institutional utilization of buildings outside the Chennai metropolitan area are made easy by the State Housing Department.
Once after making sure that the land is fit, the builders & realtors seek permission through licensed building surveyors. After examining the documents, the officials of the Directorate Of Town & Country Planning (DTCP) check out the site, the requisite document hardcopies are also checked & later approval will be provided.
Till the previous year, the approval for the non-high-rise buildings was provided by deputy directors, assistant directors, or joint directors of the DTCP in Chennai. This used to take 2-3 months for the approval of the application & delays were inevitable if the directors was having queries about documents provided online.
For avoiding such delays, DTCP made district-level officials provide permission for the buildings having less than 40000 sq. ft floor space index. But with an exception, that is districts can do so only if the plots are undivided.
A builder from Madurai commented “This norm will defeat the purpose of many plots, as most of the plots considered for the residential building & educational institutions are detached & it holds two or more blocks.”
Later, the DTCP director made the district officials allow all plots having FSI 40000 sq. ft or less & even if having multiple blocks. And this relaxation is made available to the industrial buildings present outside the SIPCOT & SIDCO layouts of the government.
