The Goa (Building Construction & Regulation of Land Development)Act, 2008 will be amended with permission from the cabinet on Monday to achieve government initiatives, especially land construction for inclusive and affordable homes for economically disadvantaged sectors.
The state government should implement central housing programmes for EWS with the help of this amendment.
The Goa Land Development & Building Construction Regulations, 2010, which are periodically revised and have an impact on the requirements of the Goa (Building Construction & Regulation of Land Development ) Act, 2008, control land development and building construction in the state.
As stated in the cabinet note, several sections in the legislation permit flexibility when creating housing for EWS, such as the minimum plot size and maximum coverage.
But it doesn’t include flexibility for groups like those with low incomes, those with intermediate incomes, etc. The Center has launched a number of housing-related programmes, including Pradhan Mantri Awas Yojana, inexpensive housing programmes, and other inclusive housing programmes. For their effective implementation, regulations on minimum plot sizes, setbacks, etc. need to be loosened or adjusted, according to the cabinet note.
According to a senior official, Section 8 of the act requires that all land development & building construction in the province be done in line with the rules established under Section 7 once they go into effect.
