Developers in Maharashtra are increasingly choosing to register first-sale units electronically from their own offices.
This month, there are 170 such developers, up from 129 in Dec 2022. According to Deepak Sonawane, deputy inspector general of registration (IT), response to the system, which saves developers and home buyers from visiting sub registrars’ office space to get properties registered, is growing not only in Mumbai, Pune, and Thane but also in districts like Nagpur, Akola, Amravati, Solapur, Sangali, and Kolhapur.
According to him, out of the typical 15,000 first-sale apartments registered with the department, 3,000 will be done at the developer’s offices. “Our aim is to assure that at minimum 25-30% of the initial sale, registrations are done out from the builders’ offices,” he said.
According to him, the department has instructed the developers on the e-registration procedure and raised awareness of it. The e-registration scheme, which was started in October 2021, has been promoted and expedited by the appointment of six committed officers.
Approximately 8,500 apartments have been registered by 170 developers, according to a representative of the property registration department.
Ranjit Naiknavare, vice president of Credai-Pune, informed there were no issues with the e-registration facility. “We hope that within the next 3 – 6 months, all of our members in Pune would choose the method,” he said. There are 450 regular members of Pune-CREDAI (metro).
“The approach saves time for homebuyers as they are not obligated to approach the registration offices,” said advocate Amitabh Mehta, who has assisted individuals with the e-registration process.
