Maharashtra has taken the first step towards full implementation of the RERA with the name of MahaRERA.
The RERA Act in the Maharashtra State focuses on functions like bringing transparency in the plot, building sales, maintaining customers’ interest in real estate transactions, and developing easy settling methods.
MahaRERA has provided an order with the information on the non-negotiable condition in the model agreement for sale.
The promoters must upload the application regarding real estate project registration, and the agreement form for sale purposes, as suggested by RERA Act
The sale deed should be according to the provisions of the Act and the model of agreement.
As per the authority, people’s most of the agreement form is not with the regulations of the model form during uploading of such documents for sale purposes.
The agreement’s model form can be get updated in each case. If any things found contradictory or inappropriate as per the Act will be void.
However, MahaRERA has allowed updates in the agreements for sale, such changes need to be highlighted and mentioned in the deviation sheet and uploaded such chantor to allow the allottee to get a proper and sufficient understanding of those.
Secretary of MahaRERA said “The needed agreements are not according to the RERA model form. Liability of the builder for structural defects of up to 5 years, obtaining occupancy certificate, society arrangements, and execution of registered conveyance deed in support of society are some of the non-negotiable data.”
These documents make the sale completion process effortless and convenient. And also according to the MahaRERA rules and regulations.
