Three official members under the guidance of the former bureaucrat will handle the first step at Bengal RERA and settle the requested complaints from dissatisfied homebuyers and register & assign the latest real estate projects to others.
All the significant steps were planned to begin on October 21 but it was kept pending as they were busy with going ahead with beginning stages like creating a new website.
The former bureaucrat said “they have already begun to look at the complaints from the interested homebuyers offline. The website is working fine except for some glitches and we are working on them now. Once the website is ready then the developers can register themselves on our website online.”
In May 2021, As the SC disallowed a state-oriented law, WBHIRA faced a void in the sector in Bengal. After some needy changes in the SC, now the state focused on RERA which is making a drastic change in all of the states in August 2021.
Then they faced trouble appointing Chairman and members which took a year. During RERA’s absence, homebuyers were unable to get suggestions and the developers were also unable to register their upcoming projects before initiating them for sale. Whereas, some builders launched projects ignoring the delay.
The former bureaucrat said “The SC has discarded the past projects which were initiated after HIRA and now they have to apply before January 2021. Homebuyers who have filed complaints earlier to WBHIRA are been told to file a fresh case with the authority. Realtors are also ready to register their upcoming projects with the latest assigned authority.”
The Parliament passed a RERA bill in the year 2016 to help homebuyers and attain transparency & accountability in the real estate market. Later states made their self rules keeping the central law under consideration.
